4.3 Post Lights

A “post coach light” shall be installed in the front lawn of each Lot at such Lot Owner’s expense.

4.4 Mailboxes

Mailboxes shall be of a coordinated design and constmction throughout the Development Property. Each mailbox shall be a standard size, made of metal, and containing a red flag. Mailboxes shall be affixed atop DJOl- 4×4 rough sawn westem red cedar wood posts, with a brace. There shall be 4″ black plastic nail-on house numbers on both sides of the post. Mailboxes shall be black, painted with Sherwin Williams SW6089, grounded in flat formula. 4.5 Fences & Walls

(a) No portion of any Lot nearer to any street than the building setback line(s) as shown on the recorded plat of the subdivision shall be used for any purpose other than that of lawn. No fence or wall of any kind or for any purpose except ornamental railings, walls or fences not exceeding three (3) feet in height located on or adjacent to entry structures, shall be erected, placed or suffered to remain an any lot nearer to any street, now existing or hereafter created, than the front of the dwelling. Subject to Section 4.5(b) below, nothing herein contained shall be construed to prevent the use of such portion of any Lot for walks, drives (if otherwise permitted), planting of trees or shrubbery, growing of flowers or other ornamental plants, small statuary, entrance ways, fountains or similar ornamentations for the purpose of beautifying the lot. No fence or wall shall be erected, placed or suffered to remain on any Lot beyond the building setback line(s) as shown on the recorded plat. No chain link or wire fence of any kind shall be erected, placed or suffered to remain on any Lot.

(b) No fence, wall, hedge or planting which obstructs sight lines at elevation of between two (2) and six (6) feet above the roadways shall be erected, placed or suffered to remain upon any comer lot within the triangular area formed by the street property lines and a line connecting then at points twenty-five (25) feet from the intersection of the property lines so The same sight line limitations shall apply on any lot within ten (10) feet from the intersection of a street property line with the edge of a driveway pavement. No tree shall be permitted to remain within such distances of such intersections unless the foliage line is maintained at sufficient height to prevent obstruction of such sight lines.

(c) No chain link fencing will be permitted within the Development Only “split rail” fences will be permitted on the rear lots adjacent to Davidson Road and Britton Road, unless the Association approves an alternate design and location plan.

4.6 Lot Signage

No more than 2 signs or banners of any kind shall be displayed to the public view in any lawn, street lawn, or other public right of way, for a period of more than 30 days at any time. Signs advertising sale or rent of the property may remain longer than 30 days. Signs and banners shall not exceed 15 square foot in dimension.

4.7 Swimming Pools

No swimming pool measuring more than sixty-four (64) square feet shall be constructed or maintained above the finish grade at its location as shown on the matter grading plan for the Development Property. (Note: the diameter of a round pool of 64 square feet is approximately 9.02 feet.)

Satellite Dishes

Article 6(k) No television satellite receiver (“dish”) in excess of three (3) feet in diameter shall be placed outside of any Dwelling.

Solar Panels

Article 6(l) No solar panels or collectors extending more than twelve (12) inches above the finished grade of the roof shall be placed upon any Dwelling. Solar panels must be placed on the rear portion of the roof of a Dwelling that faces and slants away from the street.

Storage Sheds

Article 6(n) No metal storage building shall be erected, placed or suffered to remain upon any Lot. Any storage buildings erected on a Lot must be constructed of natural materials of like style to the existing Dwelling. Plans for any such storage buildings must be submitted to, and approved by, the Board’s Architectural Review Committee prior to installation of such building.

Trash Cans (from Hilliard City Code 975.05)

(a) No householder, occupying any household shall fail to comply with the following:

(1) Provide and maintain an approved receptacle/container as determined by the Director pursuant to his authority set forth in this chapter for the collection and disposition of solid waste.

(2) All such receptacles/containers shall be kept on the householder’s property by placing receptacles/containers behind the householder’s residential dwelling structure, to the side of the residential dwelling structure but not forward of the face of the dwelling structure, or in an enclosed area not forward of the build line.

(3) All such receptacles/containers shall be delivered by the householder to and from the street on the day designated for collection of solid waste subject to the following:

A. No such receptacle/container of solid waste shall be delivered to the street earlier than 5:00 p.m. on the day immediately preceding the solid waste collection day.

B. If the day normally designated by the contract for collection of yard waste is a legal holiday, as defined in the City’s refuse collection contract, then the day designated for the collection of yard waste shall be the day following the holiday for the purposes of applying this section.

C. If the day normally designated by the contract for collection of garbage and refuse is a legal holiday, as defined by the contract, then the day designated for the collection of garbage and refuse shall be the day following the holiday for the purposes of applying this section.

D. All such receptacle/containers for the collection of solid waste shall be removed from the street by 9:00 a.m. of the morning immediately following the day the solid waste is collected.

Driveways

Article 7(d) Any driveway that is improved, repaired, or replaced shall be so improved, repaired, or replaced with substantially similar materials as previously comprised the driveway (e.g., a concrete driveway shall be improved, repaired, or replaced with concrete), unless otherwise approved by the Board.
